Ten Five Sixty is a 22 story condominium at 10560 Wilshire Boulevard. Completed in 1982, this sculpted postmodern design is a defining presence along the Wilshire Corridor 90024.

A 22 story tower of 116 residences with stacked curved balcony pods. Designed in a dual firm collaboration with Maxwell Starkman & Associates as Architect of Record and The Luckman Partnership as attributed firm.

High standards of service, concierge and valet at the door around the clock. An expectation established in 1982, constantly refined and improved, service and discretion without compromise.

Location on the Wilshire Corridor

The Ten Five Sixty building is located on the south side of Wilshire Boulevard, at the western corner of Thayer Avenue and approximately .4 miles west of Beverly Glen Boulevard.

The Wilshire Corridor can be roughly defined as the 1.2 mile stretch along Wilshire Boulevard from the western edge of the Los Angeles Country Club to the east and from Glendon Avenue to the west.

Architecture and Construction

The original architect of record for Ten Five Sixty is Maxwell Starkman & Associates. Project architect Frederic Orr later moved his portfolio to The Luckman Partnership. Some directories attribute the design to Luckman due to this transition.

Ten Five Sixty (10560 Wilshire Boulevard) features a unique facade of prominent, rounded balconies. The Luckman Partnership holds the master architectural patent for the shell and core.

Operations

Ten Five Sixty management runs a full-service model: concierge, doorman, valet, onsite engineering team.

Consistent, named staff who know the building and the residents. The due diligence question is not whether the model exists. It does. The question is whether you can appreciate the value received for an all-encompassing monthly HOA fee.

Transaction Information

Resale patterns at Ten Five Sixty are consistent with full service Wilshire Corridor buildings in this class. Hold periods are typically long, annual turnover remains limited, and pricing is shaped more by floor level and exposure than by market timing alone.

Specific unit histories, transaction dates, and pricing details are intentionally excluded from this page by editorial standards. For a more detailed discussion of resale history, valuation patterns, and building specific context, please contact Native Angelino Real Estate.

Tom’s Read

Ten Five Sixty sits on one of the most important and often misread stretches of residential real estate in Los Angeles, and the list price is the least interesting number on the page. What matters sits behind the deal: staffing stability, reserve health, governance, and how individual units have actually traded through cycles.

A serious Buyer is underwriting a decision, not shopping a listing. The HOA documents, the financials, and the resale history are where risk and upside reveal themselves, and where unit-specific value separates from building-wide assumptions.

A serious Seller is positioning an asset, not posting a price. The same documents that protect a Buyer dictate what a Seller can credibly defend. Floor, exposure, layout, and the building's current market standing each carry weight. Buyer-side and Seller-side, the same facts read differently.

That work belongs in private.

Every Client Is a Private Client. Whether you are evaluating a purchase or a sale at Ten Five Sixty, the conversation that matters happens here, by appointment.
